Board Meeting Highlights

On Wednesday July 20, 2011, the Board of Directors met. Those in actual attendance were Dennis Kralick, Dennis Hayes, Chet Hindman, Patti Fennessy, and Elaine Belba. There were some telephone problems, but on conference call were Susan, Paul and Rose. Here are the highlights as reported to me:
The boat storage yard finally has electricity. Blacktop paving repairs will be made for this area and other locations around the park and at our main entrance.
The maintenance crew has been painting the curbs and curb stops, and the sidewalk around the clubhouse.
The fire alarms in the apartments have been repaired, and additional improvements are in the works.
The board has received three bids for the pool repair, but none have as yet been accepted. I believe that some investigation is being done on references and such.
The topic of the kayak ramp was once again discussed. Apparently the ramp is not on our property, and is under the auspices of Port of Tampa. As was reported to me, a permit may be issued for $590 for our use. The BOD voted 5 to 3 in favor of accepting the cost. Absolutely no cars will be allowed on Pelican Point or at the turnaround. No Parking signs are now (finally) posted in the area. 
The Board has announced Father Bob Day at Regency Cove on Sunday July 24.  Send your greetings and best wishes soon.
With a split decision, the board has voted for a new attorney... David Luczak. So long Ellen De Haan!

Although not announced at the board meeting, our employee Richard Gauss recently resigned and is now working for Brighthouse. At today's meeting. the board read the resignation letter of Outlook editor Judy Webb. This letter has been posted in the Information Room for several days. Apparently Judy is rather disgusted that the residents of Regency Cove exercised their legal rights by recalling a board member. Apparently its hard to embrace Democratic principles that are not in your favor. No final word has been given yet on the future of the newsletter. Stay tuned.
The topic of the Recall Ballots was discussed by the board. It was put into the minutes of this meeting that the Recall packet delivered at the last Board Meeting to director Dennis Kralick was retrieved by resident Pat Hecker shortly after the verbal resignation of the recalled president. Director McCumber spoke against this action, and asked that the Board get a legal determination. Apparently there was a lot of discussion on this issue. I wasn't there, so I won't comment further.
Two apartments are available, and the Board sanctioned a $100 Finder's Fee to the resident who recommends a new resident who actually moves in.
Chet requested that any resident reporting an incident to the Office records the actual date and time of the incident. Its extremely difficult to review days and hours of video surveillance. When reporting an incident, be very thorough in your data, recording the actual time if possible.
There is a vacancy on our BOD, but the Board is in no hurry to fill the vacancy. Dennis Kralick suggested that interested persons submit a resume to the board for consideration. Apparently this was met with some resistance from several board members, because it has never been required in the past. Heck, why not? If you feel you have the qualifications to serve on the BOD, send a resume to the BOD, in care of Dennis Kralick.
The topic of Parking was discussed. Residents are upset that they cannot park in the usual places as in the past. Drastic changes occurred throughout the community without any feedback from the shareholders. The rules of the park were modified, and the use of the common grounds was altered to benefit a few and not the majority. Our Directors need to listen to the shareholders on this topic. Please comment if you have a concern about parking. Does anyone know why this rule was altered?

Chuck Davis was bullheaded about this ramp. There is nothing in writing giving him the authority to build, or have it built. Now, its costing us possibly over $500. It should be ripped down, and they can launch thier little boats at the end of Sunset, as others have done. But apparently the board has passeed the payment. Davis ought to pay it. There are alot of people really upset about this.

AS I UNDERSTAND THE RECALL PROCESS WHICH MAY NOT BE 100% CORRECT YOU FIRST NEED 41 POSITIVE VOTES TO START THE PROCESS AND THEY HAVE TO BE DONE ON THE PROPER FORM WHICH WAS DONE. THE BOD THEN VOTES ON WHETHER TO CONTINUE THE RECALL. WHILE ATTEMPTING TO ACQUIRE THE NEEDED 41 VOTES WELL OVER 50% OF THE RESIDENTS POLLED CHOSE TO RECALL BETTY RIDGE. SEEING THIS BETTY RIDGE WISELY RESIGNED. SINCE ALL THE STEPS OF THE RECALL PROCESS WERE NOT COMPLETED I DON'T THINK IT BECAME A RECALL. MR. MCCUMBER ENJOYS SPENDING OUR PARK MONEY AS EVIDENCED BY SEVERAL OF HIS PROJECTS. I FEEL THAT IT MAY NOT BE NECESSARY TO CONTACT AN ATTORNEY ON THIS MATTER. A QUICK CALL TO MR. BARRIOS, INVESTIGATION SPECIALIST, AT THE DEPARTMENT OF BUSINESS AND PROFESSIONL REGULATION WILL MOST LIKELY QUICKLY PROVIDE THE DESIRED INFORMATION AND MR. This is for Anonymous on July 23rd: It is not Chuck Davis's ramp. There are several of us kayakers here in the park who utilize this ramp. It was ripped out once, and THE PARK ie Cherie and Ed, had it rebuilt with the railing. It didn't cost anybody anything, the railing was built utilizing the old posts from the steps that were built after our famous seawall was installed. And the parks maintentance put it up.
WHY DOES IT BOTHER SO MANY RESIDENTS IN THIS PARK THAT WE LIVE ON THE WATER AND TRY TO TAKE ADVANTAGE OF IT??????

Lets get to BASICS. What, or who gave you the authority to build on land that is not yours? Thats what started it all...your basic greed, as you said.."Don't bother fighting it, its going to go through." BS

Us shareholders must look at the value of our future property and not what we consider the norm of today.Their will be a new generation of propetry owners and shuffle boards will be a thing of the past.As this new generation moves in and they will be more active-not saying the new boat lauch is entirely above board.We must increase new recreation to increase the value of park for the next generation-I plan on never using this ramp but do see the value in it.We must change with the times or our park will lose value.The health benefits of those who use this ramp will help steady revenue from those shareholders.Putting a hidden camera in the library for free books is one of many waste of dollars.IMHO If you want to increase our low property values we must add new options for future shareholders or we can become another trailer park.

WE DO NOT PLAY SHUFFLE BOARD OR USE KAYAKS. EVEN THOUGH WE STILL BELONG TO THE COAST GUARD AUXLIARY WE NO LONGER GO BOATING. SEVERAL YEARS AGO WE ENJOYED RIDING A MOTORCYCLE BUT NO LONGER DO THAT BECAUSE WE FEEL THAT IT IS NOT SAFE WITH OUR CURRENT TRAFFIC. IT IS OUR OPINION THAT EVERYONE SHOULD BE ABLE TO PARTICIPATE IN WHAT EVER ACTIVITIES THEY ENJOY. WE ALL MOVED INTO REGENCY COVE TO LIVE OUT THE REST OF OUR LIVES IN HAPPINESS. IT IS OUR BELIEF AND THE BELIEF OF MANY OTHERS IN THE PARK THAT THE RESPONSIBILITIES OF THE INDIVIDUL BOARD MEMBERS IS TO REPRESENT THE DESIRES AND INTERESTS OF THE INDIVIDUAL SHAREHOLDERS FAIRLY AND EQUALLY. WE ONLY HAVE SO MUCH MONEY IN ACCESS AND IT SHOULD BE SPENT TO BENEFIT THE MAJORITY OF RESIDENTS. THIS CERTAINLY HAS NOT BEEN THE CASE AS EVIDENCED BY THE MANY THOUSANDS 0F DOLLARS SPENT ON THE SHUFFLE BOARDERS, A RELATIVELY SMALL GROUP AS SHOWN IN THE PICTURE OF THE GROUP PERHAPS 30 OR 40 PEOPLE. THEY PLAY MOSTLY DURING THE WINTER MONTHS. THE MOST RECENT EXPENDITURE FOR THAT GROUP WOULD HAVE GONE A LONG WAY TOWARDS A BOAT RAMP THAT WOULD INCREASE THE VALUE OF EVERYONE'S PROPERTY AND RESOLVE THE PROBLEM OF THE KAYAKERS. REGENCY COVE MUST GET OUT OF THE 1940 AND 50s MENTALITY. AS WE AGE OUR MINDS BECOME STIFFENED TO CHANGE AS WELL AS OUR ARMS AND LEGS STIFFEN TO MOVEMENT. PRESENTLY THERE IS A LARGE NUMBER OF HOMES FOR SALE IN THE PARK AND THAT NUMBER WILL MOST LIKELY INCREASE. PEOPLE INTERESTED IN POSSIBLY PURCHASING A HOME HERE WILL NOT BE 70 OR 80 YEAR OLDS BUT 50 AND 60. POTENTIAL BUYERS WILL NOT BUY HERE WHEN THEY DISCOVER THAT THE PARK IS RUN LIKE AN OLD FOLKS HOME. A PRIME EXAMPLE IS A FRIEND OF OURS, A RETIRED PHARMACIST. HE WAS SERIOUSLY CONSIDERING PURCHASING A WATERFRONT HOME HERE BUT CHANGED HIS MIND WHEN HE DECIDED HE DIDN'T WANT TO LIVE WITH A "BUNCH OF OLD FARTS". HAVE YOU NOTICED THAT THE PRACTICE SHUFFLE BOARD COURT IS NEVER USED? THAT WOULD BE AN IDEAL LOCATION TO ADD PARKING SPACES TO SOLVE THE PARKING PROBLEM. THERE APPEARS TO BE A RAY OF SUNSHINE WITH OUR PRESENT BOD AND A PARK MANAGER WHO BRINGS NEW AND FRESH IDEAS. HOPEFULLY SOME BOARD MEMBERS WHO HAVE NOT YET LEARNED TO BE BOARD MEMBERS, MUCH LESS PARK MANAGERS, WILL NOT INTERFERE AND ALLOW HER TO DO HER JOB.

Pete,you have made some valid points.I see in the future a tennis court and a vollleyball court in the park.Many have kids and grandkids that visit as well as future residents will want these activities.Yes,their has been many improvements in the 6 years i lived here and i thank those for their work but time moves on.

Pete...forget the boat ramp. We have enough parking problems now. Most of the boaters have a slip, as do you....there is no need for such a few to have that expenditure for a usless ramp

Yes Pete, forget the boat ramp. When the seawall was being done it was brought up about a boat ramp but the CLICK that runs this park would not hear of it. Oh my God a boat ramp, I can hear the residents screaming about the trailers being parked down on Sunset all day while just a handful of people enjoy the ramp.
The picture you are talking about is just a handful of people who use the shuffle court. You should talk to the shuffleboard people and you would find out there is a large group more than 30 or 40. The old shuffleboard court should have been taken down years ago, do you realize the cost it will be to take it down.
It is easy to be a Monday morning quarterback with all the answers and tell everyone what they should do. You talk about your friend wanting to move here but did not want to be with old farts, then you need to start talking positive about our Park and stop putting it down.
Remember Pete, the Board was elected by the shareholders in the Park and the manager is under their direction. I do not think the Board would interfere with the manager as long as she was doing her job. The last manager was not doing her job. The new manager has had to clean up this Park as she said at a Board meeting. The last manager did not do this she just let things get worse and worse. I think she is doing a great job and is getting things done in this Park that needed to be done, so all the old farts might want to come here and live.
I think the Board is doing a great job, the only time the residents want to complain about Board is when they do not get their way. Enough said.

WELL, THIS COMMENT ISN'T ABOUT BOAT RAMPS OR SHUFFLEBOARD COURTS ETC.

I WANT TO TAKE THE TIME TO BRAG ON OUR NEW PARK MANAGER AND THE MAINTENANCE CREW! HAVE YOU NOTICED HOW HARD THEY ARE WORKING IN THAT HOT SUN TO BRIGHTEN UP THE PARK? IT IS GETTING SO BRIGHT YOU ALMOST NEED SUNGLASSES! OUR NEW MANAGER, DAWN, HAS CERTAINLY HIT THE GROUND RUNNING! IT IS SO MUCH NICER TO BE ABLE TO COMPLIMENT RATHER THAN TO FEEL THE NEED TO CRITICISE. I CAN'T REMEMBER WHEN THE PARK HAS LOOKED THIS GOOD! IF IT HAS I CAN'T RECALL.
