Praise and Blame Are All The Same

At 10am on Saturday morning, the Board of Directors will finally receive a recommendation from the independent Seawall Committee to vote on whether to repair the seawall in places where it is needed, or to replace the seawall with a new one. This is a very formidible, if not unpopular topic today in Regency Cove. I'm sure every Director on the Board has heard from friends, neighbors, and other residents who are not usually involved with us, who gave us their opinions. As a Director, we are always in the uncomfortable position to make decisions that represent all of the shareholders of the park. I would like to share the following exerpt with my fellow Board members, and with all of you shareholders. Feel free to comment at the end.

An exerpt from the New York Times #1 Bestseller Don't Sweat The Small Stuff, by Richard Carlson Ph.D

"One of the most unavoidable lessons in life is having to deal with the disapproval of others. Praise and blame are all the same is a fancy way of reminding yourself that you'll never please all of the people all of the time.Even in a landslide election victory in which a candidate secures 55 percent of the vote, he or she is left with 45 percent of the population that wished someone else was the winner. Pretty humbling, isn't it?

"The sooner we accept the inevitable dilemma of not being able to win the approval of everyone we meet, the easier our lives will become. When you expect to be dished out your share of disapproval instead of struggling against this fact, you'll develop a healthy perspective to assist your life journey. Rather than feeling rejected by disapproval, you can remind yourself, "Here it is again. That's OK."

You can learn to be pleasantly surprised, even grateful when you receive the approval you're hoping for."

I hope tomorrow that all our Directors vote their conscience. In the event of a seawall catastrophe in the near future, all of us may be be held accountable. If the new seawall continues hold firm and barricade us from storm damage in the future, we will no doubt become anonymous fixtures in Regency Cove history.
I personally long to live in anonymity!

Town Hall Meeting

Tonight Richard Siddens convened a Town Hall Meeting. It has been quite a few months since we have had one.

Sandy Ross described the requirements for submitting a $1500 Neighborhood Mini-Grant, and requested ideas from the assembly. Suggestions came in for improving landscape on Blvd 7, for kitchen repairs, and for security. When a hands up vote was taken, security won by majority.

Security is the main topic of the evening. If I remember correctly, Security was the topic 2 years ago. Nothing has been done to improve our security of our park in two years . Bikes continue to be stolen, at advancing rates. Thefts in the boat yard have occurred. No advanced security in the storage yard has happened.

It is about time that our Board addresses the item of Security .

Our Hero!

Ed Scobee has certainly shown his devotion to our park today. After leaving work, he drove over to the Georgetown area, and followed some of the bike tracks that were left after last night's robberies. He stopped and questioned people along the way, asking if they had seen kids riding 3 wheelers. The trail led him down West Shore where he spotted some youths riding 3 wheel bikes. Ed immediately phoned the police who quickly arrived to detain the offenders. One was discovered out on a warrant, and was immediately arrested.

Just before the Town Hall meeting at 7pm tonight, Ed drove up and delivered 5 stolen bikes back to the park. Several of the Board members gathered to help identify the bikes. One had the owner's drivers license number engraved right into the frame, and an address label pasted under the seat. The kid riding this bike swore to the cops it was his. BUSTED!!!
Chet Hindman returned bikes to those with identification. Please engrave your bikes, or otherwise mark them so they can be identified if they are stolen. The offenders will not be charged with theft if the true owners are not identified.
Thank you, Ed Scobee, for your diligence and your caring. You are our hero!

Fence Violated Again

Before I even posted the article on the fence repair, it was damaged late Sunday night in yet another bike theft incident. Three 3-wheel bikes were taken last night.
Maybe we need to take turns standing guard.

Fence Repairs

The northern fence has been repaired and the area cleared of shrubbery, to secure the area from thieves. It is believed that this is where the bad people are passing our bikes over the fence into deserted Georgetown. The barbed wire on the top had been cut, and the top horizontal pipe had been severed, allowing easy access between the properties. The foliage was so thick there that the thieves were protected from sight.
"A new 8 foot wooden privacy fence would probably run around $3,000", Ed Scobee said. In the meantime, the maintenance crew will continue to patch it up.

Minutes of April 3 Meeting

Sorry for the delay:

Minutes of the Board of Directors Meeting
Thursday, April 3, 2008

The meeting was called to order at 10:03 by President Ron Herb. All Board members were present.
At the onset of the meeting, Sandy Ross asked that an item be added to the agenda, involving Hillsborough County Mini-Grants. The president approved the addition to the agenda.
The minutes of the previous meeting were read. One correction was made by Mike Ross, that the Seawall Committee was established. That statement was added to the minutes, and the minutes were approved.
The Treasurer reported on the March Financial Statement. At end of March the total in all three bank accounts was $364,113. Of this amount, $208,609.72 was in our Reserve Savings Account.

Committee Reports:
Larry Buttelwerth reported on the estimates he gathered for new microphones for the Board Meetings. The prices range from $500 to $2,000. He ordered a 2 mic system which he will loan for our use until we get more.

Security- Chet scheduled a 55 Alive Program, (thanks to a lead from Dolores Brickner), which consists of two four-hour classes to be held on April 10 at 12:30-4:30 and April 14 at 9:30 – 1:30. The cost is $10, and may save you over $100 on your Car Insurance. Chet also discussed the Senior Life Survey which will be happening soon. It is intended for females age 75-87, and males 72-85. Your medical records will be inspected, but each participant will receive $500. Call Chet Hindman for Info.
Chet reported that several bike theft incidents in the park occurred last week. He repeated that good cables are needed to deter the thieves.

Disaster- Susan told residents to fill out the Evacuation form that is in the April Outlook. She recommended that everyone who will be going to the evacuation sites fill out the form even if they are not relying on a bus. If you intend to drive your own car, please submit a form to the Office. Special Needs individuals require a separate bus and accommodations. Be sure to fill out that form if you fall into this category.

Marina- Ed reported that one dock is available and there is a 3-4 person waiting list for the boat storage yard.

Town Hall Meeting past records were given to Rich Siddens. He will soon schedule a meeting.

Manager’s Report – Tom Meriwether reported that First Community Bank has proposed a competitive option of a 20 year loan, fixed, with no resets. He repeated that home sales in the Tampa Bay area are down, and that prices are down as well. Regency Cove had three home sales last month, which will bring income to the Park. Home price market value here is down about $25k on many of the homes west of Blvd 7. There is currently one house in foreclosure, and another may happen in a month or two. Tom later explained the violation process, which begins with letters, and may end with our Appeals Committee.

Old Business- Ed Bedore reminded the Board of the priorities we established while creating the budget for this year, including security cameras, a new back gate, and Blvd 7 landscape improvement. He intends to remind the Board of these priorities frequently.

New Business – Ron Herb reported that the park is currently in a new phase, which he thinks of as a Reformation. He intends to re-organize the manager’s duties to a position of managing, and the Board administering. Tom has agreed to the challenge. Ron stated that Communication and Security need to be improved. New committees need to be formed and old committees reorganized to share the burden of responsibilities among the Directors. Rules should be reviewed, a disaster education program and an architectural review committee need to be developed, and new communication strategies need to be designed. Over the next few weeks these will be filled.

Sandy Ross presented information on the Hillsborough County Mini Grants Program, There are at least 4 grants ranging in value from $1500 to $2500 that are available to us. We need the commitment of volunteers in the park to design the projects and write the grants. We will begin brainstorming at the first Town Hall meeting. The deadline is in July. Winners should be announced by October 2008, and work muust be completed by March of 2009.

The new Directors require membership cards from Community Association Institute, the agency that provides educational seminars for Boards across the nation. A motion was made by Chet Hindman to approve payment for the 9 Board members for membership to CAI. The motion was seconded by Susan Dunphy. It was passed unanimously by the Board, and carried.

No Board meeting is planned for next week.

The meeting was adjourned at 11:30.

The next opportunity to sign up for the SHARE food program is Saturday, April 12, between 9:00 - 10:30 am at Bel Mar Presbyterian Church on Manhattan. You must pay in cash or food stamps, no checks, no credit cards.

The pickup day will be April 26. Many Regency Cove residents already participate. Bring a neighbor along with you.

Reformation

At today's Board meeting, our new president spoke on some long overdue changes that will be coming to Regency Cove. Some highlights from the minutes of today's meeting:

Ron Herb reported that the park is currently in a new phase, which he thinks of as a Reformation. He intends to re-organize the manager’s duties to a position of managing, and the Board administering. Tom has agreed to the challenge. Ron stated that Communication and Security need to be improved. New committees need to be formed and old committees reorganized to share the burden of responsibilities among the Directors. Rules should be reviewed, a disaster education program and an architectural review committee developed, and new communication strategies need to be designed.

Over the next few weeks these will be filled. We are looking for resident volunteers to serve on committees. If interested, submit a short resume of your strengths and interests, and list the committee(s) upon which you wish to serve. Each committee needs a person to take minutes, maybe this would interest you. Its time to serve!
